Renting in Russell and Okiato

This guide helps tenants prepare for a Russell or Okiato tenancy, report maintenance and find the right support. Your tenancy agreement and the property-specific information from your manager are the starting point for your home.

Before you move in

  • Confirm the handover arrangements, keys, rent payment details and the manager’s contact information.
  • Read the tenancy agreement and complete the initial condition record carefully. Keep photographs and raise any differences with your manager promptly.
  • Arrange utilities and confirm the internet service available at the address.
  • Ask how the home’s water supply and wastewater system work. If there are tanks, pumps or an on-site system, get the operating and reporting instructions for that property.
  • Confirm parking, shared access and rubbish collection arrangements, including any limits on storing trailers or boats.

How do I report a repair?

Use our maintenance form for routine requests. Include the address, a clear description, when the issue began and photographs where useful. Describe any effect on water, power, security or safe access so the manager can assess the next step.

For an urgent problem, contact your property manager directly using the emergency arrangements supplied for your tenancy. Do not rely on a website form for an immediate response. If anyone is in immediate danger, call 111. Tenancy Services explains damage and repair responsibilities.

Looking after the property

Follow the instructions supplied for ventilation, heating and any equipment. Report leaks, drainage problems, damaged fittings and changes to water-system performance early. Before arranging alterations or work yourself, discuss the request with your manager. Keep access clear for agreed inspections and maintenance visits.

Applications, changes and moving out

Looking for a rental? Start with our available rental homes and rental application information. Existing tenants should speak with their manager about any proposed changes to the tenancy.

If you plan to leave, check the agreement and the current requirements with your manager before making arrangements. Our vacating form supports that process. Agree the final inspection, cleaning, keys and utility arrangements, and keep written records.
